Santo Domingo.- Despite the economic crisis and the A-H1N1 pandemic, Dominican Republic’s tourism continues climbing and the number of foreign visitors grew 2.41% in May.
Caribbean Tourism Bourse president Felipe Aquino made the affirmation last night during 13th BTC 2009 fair, inaugurated in the capital’s hotel Dominican Fiesta. “Those negative external factors haven’t been able to shut off the lights of hope for our tourism industry.”
Aquino, speaking to a packed salon of tour operators, travel agents, investors, real estate leaders and government officials, hailed the country efforts to diversify the tourist product and to adapt them to the international market’s tendencies.
He said the contracts and the promotion of tourism have attracted a global market, contributing to the increase and the expectation of a good summer season.
Steps to Owning Samana Real Estate
Steps to Owning Samana Real Estate
Samana real estate is some of the best real estate in the Dominican Republic. Samana can offer some great homes and properties, as long as you know what to look for, and the process required. The process for real estate in Samana, and the Dominican Republic in general, is different than many are used to. If you are not from the area, familiarize yourself with these steps.
Find Local Realtors
Local realtors will know the Samana area better than any others. They will know the ins and outs of all of the homes in the area. As a word of caution, realtors in the Dominican Republic are not required to be licensed. Finding a helpful realtor who knows what they are doing is key. While you may want to talk to multiple realtors, you will want to make sure that you work with a realtor for your purchase.
Find the Right Home
Finding the right home is important in any real estate purchase. The is even more important in a Samana real estate purchase. Some of the homes will be in a great condition, while others will be in a less than stellar condition. Taking the time to look at multiple homes will help you to find the perfect home that meets all of your individual needs.
Find a Local Inspector
Local inspectors are an important part of the process. These inspectors will be able to tell you exactly what is wrong with the home. This inspection must happen before the promise to sell is signed. If not, you may be stuck with taking care of the problems of the house. If done before the promise to sell, you can use it as a bargaining tool to lower the cost of the property.
Verbally Agree to a Price
The price of the home is not necessarily listed (although it may be), and is not agreed upon in normal terms. The two parties (buyer and seller) will verbally bargain and agree to a price for the property. This process is faster than many are used to.
Sign the Promise to Sell
When a price is finally agreed upon, the realtor will write up a “promise to sell”. This is the actual legally binding document that gives the property to the buyer. This features any of the stipulations including cost and payment for the property.
Local realtors will know the best Samana real estate properties for sale. Taking the time to find the perfect home is crucial; without taking the time on this step, you may wind up with a house you do not appreciate. Finding a local inspector will help you to be sure that the home is in good condition. And by verbally agreeing to the price and signing the “promise to sell” agreement, you will be following the proper way to buy a home. While unfamiliar, these steps are simple and will leed you to the right purchase.

These tips will help you to understand the different aspects of Punta Cana real estate that you may not be familiar with. While these do not cover all of the different aspects of purchasing real estate, they will help you to make the best purchase possible.
Talk to Multiple Realtors
Realtors in the Punta Cana area do not need to be registered with the government, and do not require any specific tests or training. Some realtors may not be as legitimate as other realtors. For this reason, it is incredibly important to talk to multiple realtors. Understand what each realtor will do for you, and what homes they have already sold.
Talk to US Realtors

Know your Inspector
Know the inspector that you are going to have inspect your Punta Cana real estate potential purchase. The inspector is going to show you everything that you need to fix on the property. If the inspector is not a professional, you will not have the proper inspection. You may wind up with faulty plumbing or a leaking roof.
Check the Taxes
Due diligence covers multiple aspects of the sale. The most important part of the due diligence is the tax check. You want to make sure that the owners have paid all of the required taxes up to the point of the sale. If you purchase a home before you check the taxes, you may be stuck with major debt on the house that you did not expect (or know about).
